Remodeling in North Miami
North Miami sits between Miami Shores and North Miami Beach, close enough to our base on NW 51st Terrace that crews and deliveries get there quickly. Its housing is a mix of single-story concrete block homes from the 1940s to the 1960s west of Biscayne Boulevard and condo buildings to the east, near the bay.
Mid-century houses. Older North Miami homes often have one or two small bathrooms with original wall tile, cast-iron drains and limited ventilation. A bathroom remodel here usually means new supply lines, a properly waterproofed shower, a vent fan ducted outside and tile that brings the room up to date while respecting the house.
Condos near the bay. Bayfront and Biscayne Boulevard condos come with association rules: approvals before work, insurance certificates, elevator reservations and set work hours. Salt air is hard on metal, so we suggest fixtures and hardware finishes that resist corrosion.
Permits. North Miami is its own city, so permits and inspections go through the City of North Miami. Work that moves plumbing, adds circuits or changes walls needs a permit, and we handle the application and inspections.
Kitchens. Many North Miami kitchens are small and closed. We often remodel kitchens with taller cabinets, a full-height backsplash and better lighting to make the most of the space, and look at opening a wall when the structure allows it.
Rentals and duplexes. The area has many duplexes and small rental buildings. Our property manager renovations focus on durable finishes and fast turnovers between tenants.
